Everything paved, under one contract.

Most commercial pavement fails from neglect, not age. Water gets in through cracks, the base softens, and a maintenance item becomes a reconstruction. Our own crews handle the maintenance side of that equation. For capital work, we bring in partners we've vetted and manage them under a Camino contract, so you're never coordinating trades yourself.

We tell you on every proposal which parts of the work Camino crews perform and which parts a partner performs. We price it, plan it, manage it, and stand behind it either way.

Self-performedCamino crews and equipment

Asphalt patching and repair

Full-depth remove and replace for failed sections, potholes, utility cuts, and alligatored areas. Sawcut edges, base repair, hot-mix placement, and compaction. Every patch is photographed so you can see what was replaced, not just where.

Rubberized crack seal

Hot-applied rubberized sealant in cleaned, dried cracks. The highest-return maintenance item on a commercial lot and the one most often skipped. We recommend a sealing cycle based on the pavement's condition, not a calendar.

Mastic crack seal

Aggregate-filled hot mastic for wide cracks, deteriorated joints, and areas too far gone for standard sealant but not yet ready for patching. Bridges the gap between crack seal and remove-and-replace at a fraction of the cost.

Sealcoat

Commercial-grade sealcoat at spec coverage rates, surface cleaned and cracks addressed first, two coats on high-traffic areas. Scheduled around your tenants, with the traffic plan in writing before we mobilize.

Fortified fog seal for roadways

Single-coat, spray-applied surface seals, tire-rubber-modified (TRMSS) or clay-stabilized asphalt emulsion (OptiPave), for streets, HOA roadways, parking fields, and shoulders. Applies faster than sealcoat, opens to traffic quickly, and restores UV protection and color on pavement that isn't ready for a heavier treatment. The right tool for keeping a good road good. Where a project specifies computer-rate-controlled application, we manage that work through a partner under the same Camino contract.

Bundled maintenance

Crack seal and sealcoat in one mobilization, with striping coordinated to follow. One proposal, one schedule, one point of contact. The most cost-effective way to maintain a lot, and the one we'll recommend most often.

Camino-managedVetted partners, one Camino contract

For all of these, Camino writes the proposal, builds the schedule, runs the daily updates, and is the one company you call. Our partners place the work. You get the same Camino Standard whether it's our crew or theirs.

Safety on your property

Every crew on a Camino job works under a written safety program: daily pre-task planning, traffic and pedestrian control on active work areas, and public protection as a job requirement. Formal traffic control in public right-of-way is performed by certified traffic-control subcontractors.

How a project works with Camino

  1. You tell us what you're seeing. Form, call, or text, whatever's easiest.
  2. We walk the site with you or on our own, same week.
  3. At the walk, we commit to a proposal date. Standard maintenance: three business days.
  4. Once you award the work, before we mobilize, you get the plan in writing: dates, scope, traffic, tenant notice.
  5. Daily photo updates while we're on site.
  6. Final documentation when we're done, so you know what was done and when it's due again.
